Calling all real estate agents?

CALLING ALL REAL ESTATE AGENTS.... I am starting a new job this monday, as an "administrator" at a real estate firm. I have done some research about this industry, and the agency I will be working for (old family friends who just opened) have educated me and told me a lot of information, and I'm sure as the time goes on I will be exposed and learn more. I am seriously, in the future of thinking of becoming an agent.

Please reply, and only real estate agents who are/or have been in the business (or people who do know about what it's like to be an agent)...your success stories, the pros and cons, is it true, as I have heard that agents can do extremely well? I was a Realtor for 22 years...and loved it... Actually, this is the perfect time to study, take your test and get your license. The real estate business is very quiet at the moment. The action in New Jersey should run very much like it did for me in Connecticut.

While the market is slow, with just a few listings coming in...and an occasional buyer...you can learn. Learn how to use the MLS, go out with experienced agents to see the proper way to evaluate a property, make a presentation...and get a listing. You’ll have a chance to meet the bankers and mortgage officers, learn advertising...and, most important, how to show a house.

Showing a property is a whole lot more than showing the pretty kitchen. You will learn construction techniques, different types of wood, plaster, drywall, insulation values, designs, heating systems and heating zones, hot water systems, types of plumbing, electrical...types of roofing, septic information, leach field designs and tank capacity...lot dimentions and survey markers... There is a lot to learn to become a great Realtor. Most buyers will need your guidance through writing up the contract, the deposit, the best interest rates available, the best banks, finding a dependable attorney, the best place for homeowners insurance...the best home inspection company, the best termite inspectors, septic inspections.

I drew up a list of at least two of each so the buyer had to make their own choices...and never feel that I was ’steering’ them to a favorite. One thing I did to launch my new career as a Realtor, was to take a bunch of business cards and go door to door in a neighborhood...just introducing myself, asking if they had any real estate questions...and getting known. It’s called ’farming’ an area.

The personal approach is far better than a ’mailing’. Another thing I would do, is point out every negative thing I could humanly find while showing a house...like white lime marks on the basement walls, showing moisture or a water problem...any lifted shingles on a roof. It’s not only good business, but reverse psychology.

They love the house, I’m telling them all the bad points, and they start defending the house...LOL Seeing that most people who can afford to purchase a house...work...expect to be showing homes on weekends and evenings. There are dues to be paid to MLS and the National Association of Realtors...continuing education to retain your license. Payday is not immediate.In general, it takes 90 days from the time the buyer writes up an offer, to the closing.

That’s your payday. You will be an ’independant contractor’, in charge of paying your own taxes and expenses. Keep records...gas, milage, repair, vehicle depreciation... So, that’s a little bit of what you can expect if you become a Realtor.

3 teknofyleyou are so sweet and I feel so loved (i'm being sincere here) since starting monday I will be back in a norm kind of job 9-5 I will not be on askville or not as much on askville during the day thats' for sure but trust me I will be on nights and on the weekend, but not until maybe a year or two down the road, if I enjoy being the administrator of the office will I even think about embarking on becoming an agent. I would never abandon askville, it has become my middle name, for my husband it's his nickname for me .

You may put in days or months with a client and think you are going to make a sale and then they back out of a possible deal.

There is no sure sale until you are at the closing and all the papers are signed and you are handed you commission check. People have walked out of a closing and all your hard work nets you $0000.00. Don't get me wrong, I love the real estate game.

I cant really gove you an answer,but what I can give you is a way to a solution, that is you have to find the anglde that you relate to or peaks your interest. A good paper is one that people get drawn into because it reaches them ln some way.As for me WW11 to me, I think of the holocaust and the effect it had on the survivors, their families and those who stood by and did nothing until it was too late.
