I rented my guest house for 3 months in which the term recently expired. She then moved directly to the main house for few weeks so I could give her more time to find another place. Big mistake, now I have to start eviction proceedings.
For legal reasons, I need to know if the security deposit can still apply even though she moved to the main house or does it only apply to the guest house, in which case I'd have to give it back? Also, the security deposit language in the lease seems rather vague as it refers to "the premises". Does this cover only the guest house or the entire property?

Yep, Big mistake. The Real Estate Business is a Business, as soon as you start doing Favors, you are going to get screwed. Don't forget that you OWN someone else's HOME.
They see it as theirs, when it is in fact yours. There is a basic conflict that can not be avoided. I doubt you can roll over the deposit without a written agreement.
I wouldn't pay the security deposit until she asked for it, and then you can force her to sue you for it (she will probably win, but she will have to wait... there is danger here of incurring penalties, so watch out). In the end, you will have to pay for the eviction... consider it an expensive lesson. Good luck, and talk to a lawyer asap..

I cant really gove you an answer,but what I can give you is a way to a solution, that is you have to find the anglde that you relate to or peaks your interest.
