A couple or three individuals with money to invest in the real estate market will come out to see you...No matter the condition of the home,,,they have an offer / idea for you... I remember one was, what is the lowest you will take for the home? In other words how much is owed so we can cover the mortgage you don't don't have foreclosure on your credit record... They want that person who has received the final notice and is desperate to sell...Second person, second offer...He would buy the mortgage, we would continue to live there and rent the home from him...The rent would be fixed for 1 whole year, wow!1 whole year...If it sold during that time for higher than what he paid the mortgage, we would split the difference and have about 2 weeks to get out...If it did not sell, then we would have a new probably higher rental rate next year... Third person, third idea... Went something like,,,he would make the payments,,,we would live there and fix the place up some more, show it to buyers, take what ever offer they made as long as it was enough to cover his investment plus some...So Yes, they are legitimate, they have to be... But they are crazy... Home market is so far in the tank, it may not come out until 2020... Ours remained on the market for 19 months now....
