Find the best property manager you can and let him or her do their job. We have out of state property and we never even think about it - the manager takes care of almost everything and the checks come in like clockwork. They do check with us on major repairs and they do send us notification if someone is moving in or out.

They are usually far better able to find and manage good tenants than you are.
