First of all, the first time home buyer grant offers first time buyers, if they qualify as first time buyers, for a tax credit (not a grant) of 10% of the value of the home, not to exceed the $8,000 maximum. You have to qualify as a first time home buyer, though. If you are a married couple and one person has owned a home before you will not qualify.
You'd need to move out of your home for I believe 4 years, renting in between, before you'd qualify as a first time home buyer again. It's a great incentive if you can find a house and get the process started early enough to take advantage of it.
