Unless they're totally loony they'll let you take out the carpeting. As for the wood floor, a gallon or two of "Nature's Miracle", applied to where it smells, may very well do the trick. If they don't mind a blotched bleached look, regular old Clorox bleach is cheaper and may do just as good a job.

I cant really gove you an answer,but what I can give you is a way to a solution, that is you have to find the anglde that you relate to or peaks your interest.
