If you are selling your house and your grass is brown, is it worth replacing your lawn with brand new grass?

I was talking to a friend who is selling their house and they were thinking about replacing/resodding their entire lawn with new grass to improve/increase resale value of their home. I was curious whether it is worth replacing your lawn if the grass is all brown right before you try to sell your home? If most homes in the same market (same area, price range, etc) have green grass, it may make sense to improve the curb appeal. If all the lawns in the neighborhood are dormant, it may not matter much.Is it a buyer's or a seller's market? If it's a buyer's market, then it makes more sense to do this than if buyers are lining up for any available home.

What other improvements are they considering? Curb appeal is important, but the rule of thumb is that kitchen and bath improvements give the greatest paybacks. Even so, the payback on those is around 50%, i.e.

That would be a bit far-fetched I think Although I do agree that fixing up your house to make it appear better definitely pays off, I doubt whether that is also the case with expensive and laborous activities like putting in new grass. I know I have painted all the walls in my previous house, even though I assume the new owner will do it again afterwards, but that is a cost-effective measure. I would advise your friend to first try to sell it with the current grass, and if that doesn't give any good results, replace the grass, and put it on sale again.

The simple answer is NO. Not really. People will pay attention to landscaping, but that does not have too much an effect on pricing.

Of course, a nice landscape will make the house look better from the outside. Curb appeal is important but... Resodding the entire fron lawn seems like over-kill to me....unless it's just a postage stamp sized area. I think I would give the lawn a good raking and try a heavy overseeding of annual rye grass. It comes up fast and thick.It should quickly give the appearance of a lush lawn.

A crisp edging around walkways and driveway should give the house a well kept appearance and some great 'curb appeal'.
