Well, it's his property, and he can do whatever he wants when it comes to how he accepts the rent. I doubt that there is any law about "established common practices" when it comes to an issue like this. If it has been the rule that rent has to be paid on the first,then it doesn't matter if he used to accept it on the second.

In Maryland I would pay on the first, except when the first was on a holiday or Saturday or Sunday and depending on the date was up to three days late and it was never an issue. In Maryland there is ten days to pay.
