The sign would be stupid, you are just opening yourself up to a law suit. If anyone would not rent because of some childish sign you would be liable for the landlords loss. CO state law allows the landlord to enter without notice.
So grow up, you are in the wrong here. However, the landlord should be knocking on the door, requesting that is reasonable. Demanding 24 hours notice actually is no when the law in your state reads otherwise.
They must provide notice. "So would it be reasonable for me to put up a giant sign for potential renters and say "ATTENTION Do not lease from this company under any circumstances. They are awful."
And write at bottom "I will gladly take this sign down for showings if I am given a 24 hour notice of the showings." " - NO, that is a horrible idea. You send them a letter, informing them entrance without notice will be considered trespass and the police will be informed as such. He still has to provide notice even if it is in the lease....a lease term that counteracts law is invalid.
I cant really gove you an answer,but what I can give you is a way to a solution, that is you have to find the anglde that you relate to or peaks your interest.
