Should I be nervous about buying a home with the water heater installed in the attic?

Our realtor said that in the area we're buying in (NC), it's very common in new homes (house was built 2006) that the water heater be put in the attic. I searched the internet and apparently he's telling the truth. Why do builders do this?

Is saved space really worth the worry? What kind of damage could occur? What is your personal experience with water heaters in the attic?

Nothing to be nervous about This is a common practice, and it does save space. Most people never think about their water heater once it is set properly. I would not let this one thing prevent you from buying the house.

I have had water heaters fail on me, once on the second story of a 2 story house. It was old and time to replace it. It did leak when it failed, but all of the water was contained in the drip pan and drain, and there was no damage to the house.

If this house was built to code, there should be a drip pan and drain, which you should have your home inspector look at personally. Once a year, you should test the drain by pouring water with a small amount of bleach in the drip pan drain to make sure there is no clog. Go outside, and watch it exit the drain.

Hose down the outside area afterward to dilute the bleach. The only other worry I can see is replacement in 10 or 20 years. The plumbers will probably charge you extra to haul the old one out of the attic, and lug a new one up into the attic.

The plumbers on my 2nd story job tried to do that even though it wasn't in the attic, just up stairs, but I told them that I would ask around for additional quotes, and they gave me a "discount". Must have been a slow work day. I hope this helps..

I cant really gove you an answer,but what I can give you is a way to a solution, that is you have to find the anglde that you relate to or peaks your interest. A good paper is one that people get drawn into because it reaches them ln some way.As for me WW11 to me, I think of the holocaust and the effect it had on the survivors, their families and those who stood by and did nothing until it was too late.
