If I purchase a FSBO, do I have an implied obligation to an agent that has been showing us property in the area?

No, that is why most realtors do not show For Sale By Owner homes. Realtors get paid by the seller out of proceeds from the sale. Since your realtor was a buyer's realtor, they would normally contact the seller's realtor and get a piece of the seller's commission.

Since there is no seller's realtor, your realtor is not motivated to show you that house. Some buyer's realtors will show FSBO homes after negotiating a fee or percentage with the buyer.

3 No... not unless you want the agents help... in which case they would act as buyer's agent for whatever fee you decide upon...however if you go on your own, be careful, and do not sign anything until you show it to your attorney and get their advice. In some states it is not a valid agreement until Attorney has examined it ( usually within 36 hours) Good luck .

4 You don't have any obligation to any agent who you haven't signed a listing or representation agreement with. The Seller may have one but that has nothing to do with you.

I cant really gove you an answer, but what I can give you is a way to a solution, that is you have to find the anglde that you relate to or peaks your interest. A good paper is one that people get drawn into because it reaches them ln some way.As for me WW11 to me, I think of the holocaust and the effect it had on the survivors, their families and those who stood by and did nothing until it was too late.
