Water heater could fail for many reasons A water heater could fail for many reasons. If you still don't get hot water after resetting the heater and the circuit breaker, then one of the following 3 things could be wrong: 1: The heater coil has failed. Sometimes hard water can corrode the coil, so best to call a plumber who deals with the type of water heater you have.2: No water in the water heater.

Check the supply feed into the heater, and make sure it is full by opening the bottom spigot on the water heater. Water should flow out.3: Thermostat failed. Unlikely but sometimes could be possible.

There is a remote possibility that the circuit breaker in your circuit board has failed. If it is properly labeled "Water Heater", then make sure it is clicked into the "ON" position after testing off. If worse comes to worst, then call for service!.

The heating elements are probably toast. Since the inspector passed the unit, then the power going to it is probably fine but what happens very often is that they're left turned on but with no water in them. If the heater was left turned on with little or no water in it, that destroys the electric elements.

They're not designed to be used when dry. If thats the problem, they're real easy to change if you have a working knowledge of small hand tools. The elements can be found at any home improvement store and even places like Kmart..

Second thermostat near the top -- possibly. It sounds like you've done most everything you should normally do to check a hot water heater. The only thing I can really add is that some electric hot water heaters have a second thermostat located near the top of the tank.

Usually there's a small panel you open with a single screw, and then look for a reset switch there. You might look online for a manual or guide to your specific model for help if you either can't find a panel or can't clearly recognize what step to take. Otherwise, it looks like you have it covered: water in (and out), power in from circuit breaker, reset switch at the bottom with the control, and a possible hi-temp reset switch often just inside the panel near the top.

Not sure what else I'd check for. Given the age, they do go bad. If you're handy with a multimeter you can check for power at all the appropriate locations (both termostats), but otherwise, consider calling a technician or replacement.

You are doing right so far. Key question is, did the reset button go "click" when you pressed it? If it did, it's a sign of potential trouble.

The way the thermostat is supposed to work is that it feels the heat coming off of the water tank, if there is some rust scale behind the thermostat, it might not register the heat before the tank gets so hot it trips the reset. If the reset button keeps popping out, then you may be able to get away with replacing the thermostat, or you may end up replacing the whole water heater. If it is an old water heater, and looks worse for the wear, and the button keeps popping you might want to skip directly to the replacing the water heater phase.

Otherwise, the next thing to do would be to switch the breaker off and on three or four times. If there is corrosion on the breaker contacts, that should self-clean them. If that also fails, and you are not comfortable working with all things electric, then it is time to bring in an expert..

I cant really gove you an answer,but what I can give you is a way to a solution, that is you have to find the anglde that you relate to or peaks your interest.
