Townhouse hunting in Orlando as a vacation retreat/second home. Any suggestions, opinions, thoughts, etc? We're in the 48-55 year old age bracket. Not looking to rent it out but will be loaning to family.

I would wait... I believe inventories are still going up, the sell through rate is still pretty low. Check out housingtracker.net/askingprices/Florida/... Once you see inventories going down, it is time to start looking. The housing market doesn't turn on a dime.It moves in fits and starts.

If you watch Inventories, repo rates, and Market Clearance time (the amount of time it would take for all of the houses in inventory to sell and close at current rates if no new houses went on the market), you can find the peak or trough a few months after the fact, and still take advantage of the lower prices. Just remember that from Thanksgiving to the Superbowl is dead time for real estate. If you look, there is not much there, but those that are selling really mean it.

I cant really gove you an answer,but what I can give you is a way to a solution, that is you have to find the anglde that you relate to or peaks your interest.
